Records are maintained for transactions that represent the transfer of a controlling interest in a property or portfolio of properties that are $2.5 million USD or greater. Transactions are assumed to be fee simple; leasehold and commercial condominium interests are noted, if known. Transactions include asset sales and entity level transactions. The sale of controlling partial interests is grossed up to reflect a full valuation of the property. Trend analysis may exclude certain transactions that exceed 5% of the data sample or that may otherwise skew results.
