Hotel


A hotel is an establishment that provides lodging and sometimes meals, entertainment and various personal services for the public. RCA breaks hotels into the following subtypes:

Limited Service: A hotel is likely to be classified as limited service if it satisfies these conditions:

  • Does not have room service
  • Does not have an on-site restaurant
  • Does not have a concierge

Full Service: A hotel is likely to be classified as full service if it satisfies these conditions:

  • Has room service
  • Has onsite restaurant

Boutique: A hotel is likely to be classified as Boutique if the following are true:

  1. Located in an urban or resort location
  2. Has full-service amenities
  3. Is not part of a national chain such as a Hilton
  4. Is smaller scale (fewer than ~200 rooms)

Casino: A hotel is likely to be classified as Casino if the following are true:

  1. Most casinos are full service; however, a few limited-service casinos exist.
  2. A hotel should have a casino subtype if it has a gaming component (e.g., video poker, slot machines, table games, sports betting).
  3. The Casino feature supersedes all other features. Thus if it is a casino and a resort, then the casino subtype is used because it has a greater impact on the value of the property.

Extended Stay: Extended Stay properties are always limited service.

  1. A hotel is likely to be classified as extended stay if it satisfies these conditions:
  2. Has fully equipped kitchens in the guest rooms
  3. Larger rooms suitable for long stays
  4. Is one of the franchises on the extended stay list

Resort: A hotel is likely to be classified as Resort if the following are true:

  1. The property is full service
  2. The property has a large amount of land
  3. The property is situated in a typical “resort” location such as Hawaii, Orlando, or on a beach.
  4. The property has an attached golf course, water park, or amusement facility.

Suite: Offers more space and furniture than a basic hotel room

Hotels of any kind must include at least 10 units for inclusion in the RCA database.
