Transactions
RCA began US office, industrial, retail and multi-family apartment (all core) data tracking and analysis for transactions $5 million USD or greater in January 2001; for transactions $2.5 million or greater in January 2005.
RCA began US hotel data tracking and analysis, $5 million USD or greater, in January 2004.
RCA began US development site data tracking and analysis, $2.5 million USD or greater, in January 2005.
RCA began Global (non-US) all core, hotel and development site data tracking and analysis, $10 million USD or greater, in January 2007.
Records are maintained for transactions that represent the transfer of a controlling interest in a property or portfolio of properties. Transactions are assumed to be fee simple; leasehold and commercial condominium interests are noted, if known. Transactions include asset sales and entity-level transactions. The sale of controlling partial interests is grossed up to reflect a full valuation of the property.
Portfolio
A portfolio is comprised of two or more distinct assets that trade together between the same buyer and seller. Parks, complexes and neighboring buildings are not considered portfolios but counted as a single property.
Property
A property is an individual asset that may include one or a collection of buildings (e.g. a business park or apartment complex). As stated above, parks, complexes and neighboring buildings are considered one property. A property may include developable land and other valuable components that are noted, if known.
