Direct property acquisitions of US commercial property by cross-border investors accounted for over $10.1 billion of transactions over the past year, representing 7% of all US volume. Cross-border investment had dropped to an insignificant level in 2009, but foreign investors are now reporting a strong appetite for US real estate, and that is becoming evident in transaction activity. Still, while cross-border volume is up 138% in the past year, it is just 25% of peak levels. Not included in these totals are foreign investors, which have purchased minority interests in another $6.6 billion of US property over the past year, and are active in indirect vehicles as well as through mortgage originations, with international banks ramping up US property lending.
